Lease ends next March. Pick the school first, then the flat, or the other way round?

Our lease runs till March 2027 and we'll probably move. Our son goes into class 8 that June, and we're thinking it may be the year to change his school too, mainly because he wants one with a proper ground and more games time. Amma says find a house near the office and the school will sort itself out. My partner wants to fix the school and rent within a few kilometres of it. For a class 8 joiner, I'm guessing the seat is harder to find than the flat. How did you sequence it?
