son isn't one yet so school is far off, but the flat is right on that lane and the broker keeps saying 'very convenient for later'. i want to know about the now part. vans, horns, crowd at the gate at drop and pickup. anyone living near it?

any school lane is like that for 30-40 min in the morning and again in the afternoon. rest of the day dead quiet. go stand there at 8 on a weekday before you sign, not on a sunday with the broker

Check which side the bedroom faces. If it looks onto a playground you get the assembly mic, sports practice and annual day rehearsals. For a baby who naps late morning that matters more than the horns. Horns you stop hearing in a month. A microphone, never.

Worth weighing the other side too. Once he is in school, a gate you can walk to is a real asset, especially if mornings at your house are unpredictable. With my shift roster, the years when drop-off depended on traffic were the hardest part of the week. The noise lasts perhaps an hour a day. Whether it matters depends on which rooms face the lane.

Agree with the walking part. One thing to add from living near a school in Vanasthalipuram: the lane is also where the vans park and wait, sometimes with engines running. If the building gate opens onto that stretch, ask the neighbours how long it takes them to get a car out at 8.
